How do I find out about scheduled auctions?

Flynn Auctions maintains our auction schedule on our website:  www.flynnauctions.com  Here you will be able to see the auctions we currently have scheduled.  This schedule will be updated on a daily basis.  However, please understand that the nature of real estate auctions often has these sales postponed and cancelled on very short notice.  For the most up to date status of an auction, please call our office the morning of the sale.  We can be reached at 617-479-9000.


How do I find more information on the specific properties being auctioned?

In the event that Flynn Auctions has information available for potential bidders, we will gladly pass it along.  Because these are foreclosure auctions, we cannot guarantee or warranty any information we make available.  What we provide is for informational purposes only.  For more detailed information pertaining to each property, one's best bet would be to contact the local town or city assessor’s office, search public records, multiple listing services, or resort to websites such as zillow.com.


How do I register for a Flynn Auction?

In order to register for one of our auctions, you simply must be present on auction day with the specified funds required for a deposit, unless otherwise noted.  As long as you have a valid form of identification and the appropriate certified check or bank check, with you at said sale, the auctioneer will be happy to register you for the auction.  The specific deposit amount for each sale can be found on our website, within the published legal notice, or by calling our office.  No personal checks will be accepted during registration.  We will also ask for some basic contact information so that we are prepared to execute any post auction documents that would need to be filled out if you were in fact the high bidder.


Who do I make my deposit check out to?

Please have your check made out to YOU.   If you are the high bidder, you will then endorse it over to the law firm representing the lender.  It will then be held in escrow until closing.


Where does each auctions take place?

Foreclosure auctions will take place right on site.  Addresses for said sales can be found on our auction calendar, in the published legal notices, and within the advertisements pertaining to each individual sale.


Does the auction have a minimum bid?

The long and short of it is yes.  Each lender, whether it's a bank, private lender, credit union, etc. has a number that they are looking for.  This IS NOT something they legally disclose before the sale.  We encourage our bidders to search public records to get an idea of what may be owed on the property.  However, that is not an exact science.  Lenders are in all different positions pertaining to what they can take for a minimum bid at an auction.  Flynn Auctions advises our bidders to show up and bid their price.  You never know what deals are out there, but you need to be at the auction to get them!


Will I be able to inspect the property before the auction?

No.  Technically, the bank does not own the property leading up to the auction.  Getting pre auction access to the property is highly unlikely.  Foreclosure sales are almost always sold :As-Is" and "site unseen."


Is the property occupied?

Flynn Auctions cannot represent, or guarantee, whether or not there are currently tenants in any of the properties we auction.  If there are tenants, the high bidder would be responsible for following the proper legal procedures set in place by the state to remove said tenants from the property.


Who is responsible for the personal property left behind at a foreclosure sale?

The high bidder is responsible for any and all personal property left behind.  The successful bidder is required to remove and/or dispose of these possessions, in a lawful manner.


How long do I have to close on the property?

Both the published legal notice and the memorandum of sale, that you would sign as a high bidder, will address how many days you have to close on the sale.  This will also be discussed at the auction prior to the start of the auction sale.


What if I cannot close for any reason?

Unfortunately, with foreclosure sales, if you are unable to close, you would most likely lose your deposit.  These sales are not subject to many contingencies, if any at all.  Because there are no financing contingencies, we suggest to our bidders that they work with their lenders prior to the auction in order to bid with confidence.


What am I responsible for if I am bidding at an auction where the lender isn’t foreclosing on a first mortgage?

This is very important!  Please understand that as a high bidder, you would be responsible for any senior liens to that of which is being foreclosed on.  If the instrument being foreclosured on were in second or third position, one would be responsible for anything in position ahead of it.


If I am the high bidder, what liens would I be responsible for if any?

High bidders would, in fact, take on the responsibility to make current with any outstanding municipal liens (i.e. water, sewer, real estate taxes).  Also, if the property was a condominium and there were outstanding condo or HOA fees, they too would become the responsibility of the high bidder.  Flynn Auctions will do our best to work with the municipalities and condo associations to gather this information for you, but in the end we cannot guarantee it.  We suggest you look into these matters yourself prior to the auction.
