A pragmatic approach to selling your property via the auction process.
1. Initial Consultation
We’ll give you a comprehensive overview of the auction process. This is also our opportunity to gather information. We’ll be asking a lot of questions on property type, history, ownership, size, location and various other situational factors. We can also pull data from public information records and research subscription info sites when needed. In most cases we’ll coordinate a site visit for a better assessment. At this point we’ll begin a dialog regarding scheduling and other details necessary to present you with a detailed proposal.
2. Research and Analysis
We research the potential bidder demographic to match your particular property. Plot plans, satellite, site and aerial photos will be gathered. Tax bills, assessor information, surveys and environmental reports may also be helpful to assess marketability. We use that information to match specific bidder profiles in our 100,000 contact database. We’ll create a competitive analysis based on location, recent sales records of similar property types and other factors. Much of this information is later migrated into bidder’s packages available online or by mail.
3. Marketing Strategy
Every property is different. So is every strategy. We’ll present a specific plan that will work for your property. We’ll customize web development and search engine optimization for your property. We’ll execute extensive email campaigns informing auction goers of the property. We’ll create and post a detailed bidders/property information pack on our website. We’ll feature prominent ads in regional newspapers as well as New England’s largest publications. Signs, press releases, open house/site tours and broadcast media will all be considered in the plan. 4. Conducting the Auction Sale
Most auctions are conducted onsite. Occasionally a ballroom style auction at a designated indoor location may be recommended if a large number of properties are to be auctioned on the same day. Flynn staff will arrive with ample time prior to the auction sale to register potential bidders and answer any questions. Our auctioneers will also review the terms and process with the bidding audience. The auctioneer will announce the bidding increments. Bid calling will be conducted in a moderate, even tempo. Auctioneers will speak in a clear, professional manner to ensure that all potential bidders are comfortable and not intimidated. The property is sold to the highest bidder, who produces a non-refundable deposit check to secure the sale.
5. Post Auction Closing
Flynn Auctions can provide all the documents that you’ll need for a closing. Typically, the winning bidder is given 30-45 days to produce the remaining balance. We’ll keep deposits in escrow until a property sells. We also keep records of all interested bidder’s contact information in order to offer the property for sale in case a bidder defaults. All of these efforts contribute to a successful sale.
